We have talked before about the advantages and benefits of having a Project Manager or a Construction Manager. This time we are going to give you a screenshot of the difference between the two figures.
The role of a Project Manager includes being in charge of planning, preparing, reviewing and managing the scope, schedule, budget, permits and supervision. To achieve this, it must follow a structured plan that guides and achieves the good development of the work and acts as a link between all the parties involved. It is also the figure that acts as a strategic ally of the owner to always look after the interests of his project and meet his objectives in terms of cost, time, quality and safety.
The Construction Administrator is in charge of ensuring the planning from the point of view of the management of the work to guarantee an efficient execution of the budget, the fulfillment of the contracts made, the purchase of resources and construction materials, to carry out the work from start to finish, among others.
So, we can say that the main difference is that the Project Manager has overall responsibility for a project to make it successful and the Construction Manager manages all the resources necessary for the smooth development of the work. Both figures can coexist in the same project and, depending on each case, in Mar Azul we advise our clients to analyze and choose the best strategy for your project.
One of the main advantages of ourConstruction Administration service is the saving of indirect construction costs. Typically, General Contractors (GC) charge between 10 and 12% for management services, based on the percentage of direct work costs. However, when we use the Construction Manager figure, these costs decrease considerably.
Another important point is that when using the services of Construction Administration, all the savings obtained in managing with the subcontractors are transferred directly to the owner. However, by having a CG, and generally involving a closed fixed cost contract, the savings are held by the CG and are not transferable.
